Shannon and Tyler Mangin love selling Sweetwater

Shannon and Tyler Mangin are among the earliest residents of Sweetwater, moving here in 2014, not long after the community opened.

The couple had been living in an apartment in the Westlake area, and shortly after getting married, they decided it was time to own their own home.

After looking around the Austin area, they were drawn to Sweetwater for its combination of Hill Country beauty, its location close to attractions such as the Hill Country Galleria, and the value offered by its new homes and amenities.

“When we bought in Sweetwater, we realized we could get so much home for our money by moving out a little further from Westlake,” Shannon said. “Even though home prices have increased over the past six years, you still get a very good value for your money at Sweetwater, especially considering all the amenities.”

Sweetwater’s location offers the best of both the city and the country, said Shannon, who is from San Antonio.

“We love seeing the rolling hills all around Sweetwater, and also within the community. We have two dogs, and one of our favorite things to do is go out and explore the trails,” said Tyler.

“On weekends, we love to visit the wineries around Fredericksburg, and then take the scenic road to San Antonio,” added Shannon. “For shopping, Sweetwater is just 10 minutes from the Hill Country Galleria.

Having lived at Sweetwater for nearly six years they’ve lived at Sweetwater, the Mangins have seen how Newland’s vision has come to life for the community, which devotes more than 700 acres – or about half of its overall master plan – to parks, trails, recreational amenities and natural open space.

“We have been very happy about how Newland has kept Sweetwater beautiful, and has added new amenities like the fitness center at the Sweetwater Club,” Shannon said. “We can’t wait for warmer weather so we can go swimming at The Overlook Club. That is an incredible new addition to the community.”

A top producing real estate agent with Century 21, Shannon estimates that she has sold about 25 homes in Sweetwater, making her one of the top real estate agents in the community.
